National Green Building Conference

Just returned form the NAHB National Green Building Conference and Expo in Salt Lake City. I was honored to be Chairman of this year's conference and working group. It was a great conference with seemingly unlimited opportunities for networking and learning about the present state of the green building industry. The educational sessions ranged from beginning green building to advanced techniques in solar, water conservation and renewable resources. There were many exhibitors at the Expo showcasing the latest in green building products and technologies.

Two of the highlights of the conference were the Green Home Tour and the National Green Building Awards dinner. The Green Home Tour showcased the work of several builders in the Salt Lake area. One development called "Daybreak" was particularly impressive. Daybreak is a like a small city. It includes single family homes, businesses, shops, parks, restaurants, schools and just about anything else you can imagine. The biggest feature is energy efficient homes. They range from very energy efficient to "net zero" homes that produce as much energy as they consume. All in all, Daybreak is an extremely well planned community that is laid out to be very efficient with walking trails, sidewalks, shopping, schools and parks evenly distributed throughout the development. The other high point of the conference was the National Green Building Awards Dinner. Many cutting edge builders, developers, remodelers and advocates were honored for their work during 2010. These leaders in the green building industry are pushing the envelope of what green building can accomplish. To read more about this year's awards go to: Green Building Awards

Of course the meat and potatoes of the conference were the education break out sessions and the networking opportunities. The education sessions are invaluable if you are wanting to take your company in the direction of green building. Plus the networking opportunities are endless allowing you to connect with suppliers, consultants, verifiers, and almost anyone who can help you in your effort to advance in the green building arena. The value of this conference can't be over stated. If you want to build a profitable company in this industry, you could not find more resources than the National Green Building Conference and Expo.

Water Saving Tips

A great deal of water gets wasted in the U.S. every year. The amount is staggering. Government statistics indicate that in 1990, 30 states in the US reported 'water-stress' conditions. In 2000, the number of states reporting water-stress rose to 40. In 2009, the number rose to 45. There is a worsening trend in water supply nationwide. Taking measures at home to conserve water not only saves you money, it also is of benefit to the greater community. Saving water at home does not require any significant cost outlay. Although there are water-saving appliances and water conservation systems such as rain barrels, drip irrigation and on-demand water heaters which are more expensive, the bulk of water saving methods can be achieved at little cost. For example, 75% of water used indoors is in the bathroom, and 25% of this is for the toilet. The average toilet uses 4 gallons per flush (gpf). You can invest in a ULF (ultra-low flush) toilet which will use only 2 gpf . But you can also install a simple tank bank, costing about $2, which will save .8 gpf. This saves 40% of what you would save with the ULF toilet. Using simple methods like tank banks, low-flow shower heads and faucet aerators you can retrofit your home for under $50.

By using water-saving features you can reduce your in-home water use by 35%. This means the average household, which uses 130,000 gallons per year, could save 44,00 gallons of water per year. On a daily basis, the average household, using 350 gallons per day, could save 125 gallons of water per day. The average individual, currently using 70 gallons per day, could save 25 gallons of water per day. *

When looking for low flush toilets, shower heads, faucets, etc. always look for the EPA "WaterSense" label (Fig 1.) It indicates that the particular item meets EPA standards for water conservation.

Many of us never think about the amount of water we use each day, but we could reduce that amount greatly if we just changed some of our routines and habits. Following are some simple water saving ideas that almost anyone, from college students to senior citizens, could implement in their homes, apartments and dorms.

In The Bathroom...

1. Shorten your shower by a minute or two and you'll save up to 150 gallons per month.

2. If your shower fills a one-gallon bucket in less than 20 seconds, replace the shower head with a water-efficient model. They're inexpensive, easy to install, and can save you up to 750 gallons a month.

3. Put food coloring in your toilet tank. If it seeps into the toilet bowl without flushing, you have a leak. Fixing it can save up to 1,000 gallons a month.

4. If your toilet flapper doesn't close after flushing, replace it. It's easy to do. You can buy a replacement "Kit" from a hardware or home improvement store.

5. If your toilet was installed before 1992, reduce the amount of water used for each flush by inserting a displacement device in the tank. They are available at home improvement centers or you can make them by weighting a plastic bottle with pebbles or sand and immersing it in the tank. Make sure you still have enough water for a complete flush! This could save up to 10 gallons per day.

6. When running a bath, plug the tub before turning the water on, then adjust the temperature as the tub fills up. Or take a shower instead.

7. Turn off the water while...

- brushing your teeth and save up to 25 gallons a month

- you wash your hair to save up to 150 gallons a month.

- you shave and save up to 300 gallons a month.

- you lather your hands when washing

- while you lather in the shower. Then rinse.

8. Drop your tissue or small trash in the trash instead of flushing it and save water every time. Don't use the toilet as a waste basket (or an ashtray!)

In The Kitchen...

1. Wash your fruits and vegetables in a pan of water instead of running water from the tap.

2. Collect the water you use for rinsing fruits and vegetables, then reuse it to water houseplants.

3. For cold drinks keep a pitcher of water in the refrigerator instead of running the tap. This way, every drop goes down you and not the drain.

4. Designate one glass for your drinking water each day or refill a water bottle. This will cut down on the number of glasses to wash.

5. Don't use running water to thaw food. Defrost food in the refrigerator for water efficiency and food safety.

6. Soak pots and pans instead of letting the water run while you scrape them clean.

8. If you accidentally drop ice cubes when filling your glass from the freezer, don't throw them in the sink. Drop them in a house plant instead.

9. When washing dishes by hand, don't let the water run while rinsing. Fill one sink with wash water and the other with rinse water.

10. Use the garbage disposal sparingly. Compost vegetable food waste instead and save gallons every time.

In The Laundry Room...

1. Run your clothes washer only with full loads. You can save up to 1,000 gallons a month.

2. When doing laundry, match the water level to the size of the load.

3. Washing dark clothes in cold water saves both on water and energy while it helps your clothes to keep their colors.

Washing Cars...

1. Use a commercial car wash that recycles water or ...

2. Wash your car on the lawn, and you'll water your lawn at the same time.

3. Use a hose nozzle or turn off the water while you wash your car. You'll save up to 100 gallons every time.

Pets...

1. Wash your pets outdoors in an area of your lawn that needs water.

2. When you give your pet fresh water, don't throw the old water down the drain. Use it to water your trees or shrubs.

General Tips...

1. Monitor your water bill for unusually high use. Your bill and water meter are tools that can help you discover leaks. Most modern meters have a gauge that spins even if only a little water is passing through. Shut off all water sources in your home and then check the gauge to see if it is moving. If there is a leak the gauge will be moving, if not it will be stationary.

2. Listen for dripping faucets and running toilets. Fixing a leak can save 300 gallons a month or more.

3. We're more likely to notice leaks indoors, but don't forget to check outdoor faucets, sprinklers and hoses for leaks.

4. Grab a wrench and fix that leaky faucet. It's simple, inexpensive, and you can save 140 gallons a week.

5. Make sure there are water-saving aerators on all of your faucets. They are available at home improvement centers like Lowe's and Home Depot.

6. When you have ice left in your cup from a take-out restaurant, don't throw it in the trash, dump it on a plant.

7. Keep a bucket in the shower to catch water as it warms up or runs. Use this water to water plants.

8. When cleaning out fish tanks, give the nutrient-rich water to your plants.

9. Report broken pipes, open hydrants and errant sprinklers to the property owner or your water provider.

10. Insulate hot water pipes for more immediate hot water at the faucet. This will save wasting cold water waiting for it to get hot and save energy.

Plus, always know where your master water shut-off valve is located. This could save water and prevent damage to your home.

When buying low-flow aerators, be sure to read the label for the actual 'gpm' (gallons per minute) rating. Often, the big box retailers promote "low-flow" which are rated at 2.5 gpm, which is at the top of the low-flow spectrum. This may be needed for the kitchen sink, but we find that a 1.5 gpm aerator works fine for the bathroom sink and most water outlets, delivering the same spray force in a comfortable, soft stream. Finally, it should be noted that installing low-flow aerators, shower heads, tank banks and other water-saving devices usually is a very simple operation which can be done by the homeowner and does not even require the use of tools. Water conservation at home is one of the easiest measures to put in place, and saving water should become part of everyday family practice. *

Recycle Fluorescent Bulbs

So I was in Lowes today buying a fluorescent light bulb for Jill's kitchen (she does let me in there under certain conditions) and I noticed a recycling bin at the front of the store near the "Returns Desk". It reminded me that there are many locations that allow consumers to recycle items other than aluminum cans and glass. One of those items is fluorescent light bulbs. This includes traditional, as well as CFL's (Compact Fluorescent Lightbulbs), which are getting very popular because they save up to 75% of the energy required to burn a traditional incandescent bulb. Fluorescent bulbs all contain a certain amount of mercury which is very harmful to the environment especially if it gets into the ground water. If you are one of those folks who care about the environment, then you should be recycling fluorescent bulbs.

Fortunately, this is made easy by companies like Lowes, Home Depot and IKEA. They, along with many other companies, offer a recycling drop of point for fluorescent bulbs. The bulbs are placed in special bags and then properly transferred to recycling centers that specialize in recycling fluorescents.

Replacing traditional light bulbs with ENERGY STAR® qualified CFLs is one of the easiest ways to cut home energy costs. ENERGY STAR qualified CFLs use 75 percent less energy, last up to 10 times longer than incandescent bulbs and will save about $40 over their lifetime, according to the U.S. Environmental Protection Agency (EPA). However, the EPA estimates that more than 500 million CFLs, approximately three of every four CFLs sold in the U.S. each year, are improperly discarded. Lowe’s, and other recycling centers, make it as easy to recycle CFLs as it is to purchase them.

Lowes, and other stores, also provide recycling points for other items like batteries, appliances and plastic shopping bags.

What Is Thermal Bridging And Why Is It Important To Know?

What is thermal bridging and why is it important that we pay close attention to its effects in the homes we build?

The importance lies in the different materials we use to build our wall systems, how much of these materials we use and what conductivity these materials have. We all know that exterior walls have (or should have) insulation, and its purpose is to slow down movement of heat through our walls.

Most of you know about the R-value of insulation materials. R-value rates the materials’ resistance to heat-transfer: the higher the R-value, the lower the heat-transfer. The illustration above best shows how the different materials in the walls affect heat transfer.

We also know that most of our wall assemblies in residential construction are built with wood studs and wood sheathing on the exterior. Soft woods have almost 3 times the conductivity rate of fiberglass insulation, so heat transfers much more quickly through the parts of the wall assembly that are made out of wood, essentially bypassing the insulation. This process is called "thermal bridging" and it results in a lower overall R-value of your wall assembly. Most people mistakenly think that because they insulate their wall with R-19 fiberglass insulation, they have an R-19 wall, when in reality their wall has a much lower effective R-value.

What does that mean from a practical standpoint? Well, let’s put it in the simplest way possible: the more wood studs in your wall assembly, the lower the R-value of your wall.

How can we solve this and make our wall assembly more energy efficient? Obviously, by using less wood in our walls to allow for less thermal bridging and more insulation in the assembly. But how exactly can we achieve this? There are several ways: we can use systems like SIPs (structural insulated panels), ICFs (insulated concrete forms) or use advanced framing techniques. I have just completed the training for NAHB Certified Green Professional (CGP). It is a national designation from the National Association of Home Builders (NAHB). It certifies that I have completed all of the training necessary to participate in the NAHB National Green Building Standards Program. This program provides a set of National Standards by which to construct a green home. It is NAHB's attempt to standardize what green home building actually means. It was developed in conjunction with the International Code Council (ICC) and the American National Standards Institute (ANSI). The ICC is the organization that sets national building codes and ANSI is a recognized authority on Engineering Standards in the U.S. It was very in depth training and provides me with yet another set of tools with which to build green homes. It compliments our previous designations as Energy Star and EarthCraft House home builders and allows us to provide our homeowners with a nationally certified green home. Southern Living Home Update

The Southern Living home in Blairsville, Georgia is now under construction. We completed the foundation this week. Trusses are due to be delivered in a few days and we will begin framing. Meanwhile the septic system will be installed. In addition to being a Southern Living home, this home will also be constructed to Energy Star and EarthCraft House specifications. This could make it the first home of its kind in this area. It will be extremely energy efficient which will be critical in that Blairsville is one of the coldest places in the State of Georgia. Green Building Competition

I'm honored to have been chosen as a judge in a green building competition in Mississippi. It is called "Growing a Greener Mississippi" and is being conducted by the Mississippi Home Corporation, a hub agency for housing in the state. The competition was begun in early 2009. The purpose of the competition was to demonstrate the feasibility and demand for affordable green housing in the state. Homes built for Growing a Greener Mississippi must meet the National Association of Home Builders (NAHB) Model Green Home Building Guidelines level Bronze or above. The NAHB Model focuses on energy efficient appliances, architecture, and building methods as well as more renewable building materials.This standard is a part of the NAHB National Green Building Program. The NAHB model uses two complimentary principles to determine what makes a home green: efficiency and environmental impact.

In order to be eligible for the competition, the homes built must either sell for less than $175,000 or be eligible for the Housing Tax Credit program. During construction, the homes have been inspected by an NAHB Certified Verifier who ensures that the green measures are implemented properly, and that the homebuyer will be educated on how to use the energy efficient features of the home. Seventeen builder/developers state wide entered the competition. The judging phase will be conducted December 7th through 9th in Jackson, Mississippi. Prizes are $50,000 for first, $30,000 for second and $20,000 for third place. I will be serving on a five judge panel that will determine the winners. It's been a busy late summer and fall. I am currently building a new EarthCraft/Energy Star home on Lake Hartwell, Georgia as well as doing a major add on to another house on the same lake. The big news is we signed a contract to build a new Southern Living home in Blairsville, Georgia. I will have an update one that one soon.

The green building movement is heating up. We are gearing up to obtain two new green building certifications in the next 2 months. One is the Certified Green Professional (CGP) from the National Association Of Home Builders' National Green Building Program. The CGP designation indicates an individual who is familiar with green building practices in residential home building. Building Updates!

Times are busy. I am currently putting together proposals to build 8 different custom homes! They are located all over from Blairsville, to Hiawassee, to Lake Rabun to Lake Hartwell and everywhere in between. Some of these projects are quite exciting. The Hiawassee project is to build a state of the art EarthCraft House on top of a mountain. It will be the highest elevation residential home in the State of Georgia at 3200 feet above sea level! It will be a challenging project.

Lower Your Power Bill/Save The Whales!

I always like to give folks tips on saving energy, and money, that don't require spending a lot of time, or money. One of those tips is Compact Fluorescent Light Bulbs, commonly referred to as CFLs. Yeah, those squiggly looking fluorescent bulbs that many people are very skeptical about. The common belief is that these bulbs are expensive and do not provide aesthetic lighting for use in our homes. Both are false. CFLs have been dropping in price for quite a while now and, while more expensive than conventional incandescent bulbs, are becoming very affordable. Compact fluorescent bulbs last up to ten times longer than conventional bulbs, making the cost over time lower than conventional bulbs. In addition, CFLs now come in a variety of styles and colors. For a long time, fluorescent bulbs were only available on a wide scale that produced a very "white" light. This light is considered harsh by many and not very desired for most lighting situations in our homes. Today the technology has advanced such that CFLs are available in "soft white" and "daylight" versions too. The "shape" thing has also been dealt with by bulb manufacturers. You can now buy CFLs in candelabra, globe, post, flood light, PAR38, R40 and traditional incandescent shapes. The variety is growing each year. You can even buy bulbs for appliances, 3 way and other specialty applications as well as bulbs compatible with dimmers.

When buying CFLs it is a good idea to look for those with the Energy Star label. These bulbs must meet strict EPA guidelines for energy efficiency to earn the Energy Star label.

Now to the 411 on CFLs.

ENERGY STAR qualified bulbs use about 75 percent less energy than standard incandescent bulbs and last up to 10 times longer.
Save about $30 or more in electricity costs over each bulb's lifetime.
Produce about 75 percent less heat, so they're safer to operate and can cut energy costs associated with home cooling.
Are available in different sizes and shapes to fit in almost any fixture, for indoors and outdoors.
If every American home replaced just one light bulb with an ENERGY STAR qualified bulb, we would save enough energy to light more than 3 million homes for a year, more than $600 million in annual energy costs, and prevent greenhouse gases equivalent to the emissions of more than 800,000 cars.

I encourage you to take a new look at CFLs and how they can lower your utility bill and help the environment too.You might even save a few whales.
